Anyone looking to buy a single-family home or condo that costs less than the conforming loan limit is eligible. The conforming loan limit varies by county but is $726,200 in most U.S. markets. Currently Genrae is only operating in Ohio.
No. Genrae takes what is commonly known as a ‘silent second’. We share in the home price appreciation of the home. No monthly rent is paid to Genrae. Accredited investors in the Genrae community make money alongside you once the home is sold.
Yes! You own the home. You and Genrae enter into an option agreement. This provides for various options to refinance the home at a lower rate or buy out a portion or all of Genrae’s investment.
No. Once you sign up, Genrae’s lending partners will walk you through the buying and pre-qualification process.
The Genrae community is as involved as you want us to be. As long as you take care of your home and pay your mortgage, taxes, and insurance, you can plan to be in touch with us as needed. If you decide to sell your property or make major improvements on your property (adjust your mortgage/property value), you should contact Genrae for assistance.
